Document Description
The project involves changing the current general plan/zoning designation from Residential Suburban Planned Development to Community Commercial Planned Development in order to construct a new 9,600 square foot commercial building on 1.44 acres and to provide on-site consumption of alcohol and live entertainment within one restaurant (all live entertainment would be conducted inside of the restaurant). The property was originally part of Vesting Tentative Tract Map 48892 which the City Council approved in December of 2000. The project consisted of 151 residential lots, however, it was discussed in the EIR for the project that only 150 of the lots were going to be built on with single family homes. The 151st lot was going to remain vacant and although it was not discussed in VTTM 48892's EIR, the applicant stated at the Planning Commission and City Council meeting that they were going to come back to the City for a general plan/zone change use for commercial for the 151st lot. In addition to the 151st lot, the applicant is proposing to change the 150th and 149th residential lot to commercial for the shopping center's parking spaces. The applicant will be required to fulfill all the applicable mitigation measures and conditions of approval of VTTM 48892 if approval is granted for the proposed general plan/zoning change and commercial shopping center.
