Document Description
The project is a minor subdivision in the community of Fallbrook. The project will divide 7.38 acres (gross) into 2 parcels (4.30 net and 2.00 net respectively). The property is dominated by a law lying flood plain, with a deep ravine of introduced flora and native trees. This is Live Oak Creek, which drains into the San Luis Rey River, 6,500' southerly. Live Oak Creek will be placed in an Open Space Easement. A 55' fuel modification zone located adjacent to the Open Space Easement has also been conditioned protecting Live Oak Creek. 14 Pecan trees have been located on the southern portion of Parcel 1. The Pecan trees present both a biological and historic value and have also been placed in an Open Space Easement. The parcels will take access from Gird Road. Both lots propose septic and will be served by the Rainbow Municipal District.
