Document Description
The project is the subdivision of 50.34 acres into 14 single-family estate residential lots and one open space lot. The average single-family residential lot will be 1.6 acres in size. The open space lot will be 27.29 acres and will have an easement placed over the area for the permanent preservation of biological resources. The project will implement a portion of the San Dieguito River Park Concept Plan by including an equestrian/pedestrian trail along the western edge of the development area. The project will also inlcude flood control work in proximity to a portion of the San Dieguito River, where the river currently floods onsite. The project will import approximately 73,000 cubic yards of soil to create a flood free pad for the future homes. The project will have access off of a private street from Via de Santa Fe. The project will receive public water services from the Olivehain Municipal Water District and sewer service from the Whispering Palms Community Service District. The project is within the El Apajo Specific Plan Area.
