Document Description
Two alternate site plans have been developed for the project site. Plan A would concentrate on employment-type uses and divide the project site into 14 parcels. The commercial/retail component would occupy 12 of the parcels and provide 686,400 gross square feet of commercial and retail uses occupying 71.8 acres of the project site. The office component would occupy the other two parcels and provide for 24,850 gross square feet of office space on 3.4 acres. Plan B recognizes the General Plan's desire to provide complementary housing where it would support large employment centers. Under this scheme, the site would be divided into 12 parcels. Parcels 1 through 9 would occupy 51 acres and provide land for a mix of commercial and retail uses totaling 495,300 square feet. Parcel 10, consisting of 19 acres, would be developed with very high density residential uses at an average density of 25 dwelling units per acre, yielding about 474 units. Parcels 11 and 12 would constitute about 5 acres of office use, or about 34,600 square feet.
