Document Description
The project consists of a 115,058 square foot Home Depot home improvement store, with a 3,064 square foot mezzanine and 24,310 square foot garden center to be built on a 14.12 acre site consisting of four parcels including: APN-015-181-01,02,03, & 04. The site will be accessed from entrances located along both roadways and access a parking area in front of the store with 589 parking spaces. A new, signalized intersection is proposed on Green Valley Road at the project driveway across from the church. In order to accommodate the store a significant amount of grading is required including the cut and export of approximately 214,000 cubic yards of material, which is the difference between the 235,000 cubic yards of cut and 21,000 cubic yards of fill required to accommodate the project. Proposed cuts range in depth from 15 to 25 feet, and the fill will be established behind retaining walls along the northern boundary of the project which range in height from 6 to 20 feet in height. The site is predominantly designated as General Commercial on the Land Use Diagram from the Watsonville 2005: General Plan. The predominant zoning designation is CT (Thoroughfare Commercial). A small portion of the site on the eastern boundary is designated as Environmental Management on the Land Use Diagram and EM-OS on the zoning map.
