Document Description
The applicant proposes to construct a 73-unit multi-family housing cooperative and assisted living facility to accommodate seniors. The application includes a request to amend the project site's land use designation in the Lafayette General Plan from Residential,1 to 4 dwellings units per acre, to Residential, 11 to 17 dwelling units per acres. Rezoning of the project site is also proposed, from R-10, Single-Family Residential District, first to MRA, Multi-Family Residential District A, and subsequently from MRA to P-1 Planned Unit District, in order to impose a limitation of a slope easement located along the front portion of the project site along Deer Hill Road. Development of the project would require demolition of the existing on-site residences and accessory structures, and related grading and removal of trees. The project would entail construction of five separate buildings containing a total of up to 73 multi-family residential units, for a total of 85,481 gross square feet building area. Buildings would range in size from 8,890 to square feet to 26,103 square feet. The project site is approximately 5.08 acres. The proposed development would yield a floor area ratio of 0.39. The buildings would vary in height from just over 20 feet to a high of 35 feet, with buildings of 1 to 3 stories. The site would be graded to facilitate construction; with an estimated 30,000 cubic yards of cut and 11,000 cubic yards of fill material, off-haul of material will be required.
