Document Description
1. A Zoning Ordinance Amendment to amend the Antelope Station Special Planning Area (SPA) Ordinance and Design Guidelines (No. 92-0062). - Amend the "Main Street Commercial Area" (15+ acres) and a portion of the "Industrial/Office Area" (8.9+ acres) to "Shopping Center Commercial Area" (totaling 23.9+ acres). - Amendments to the text and exhibits of various ordinance sections and the Design Guidelines of the SPA to enable the proposed development. 2. A Tentative Parcel Map to divide 32.9+ gross (30.7+ net) acres into eight (8) lots in the SC zone. 3. A Development Plan Review pursuant to section 507-25 of the Antelope Station SPA to allow the development of a shopping center, including 250,000+ square feet of retail space, primary service station, car wash and convenience market. 4. A Use Permit to allow a primary service station and an automated car wash in the Shopping Center Commercial Area" of the Antelope Station SPA. 5. An Amendment to the "Antelope Group Transportation Systems Management Association" Plan (Control No. 88-TMP-1565) as required by section 507-32(b) of the Antelope Station SPA. 6. A Special Review of Parking (PRP) to deviate from the minimum required amount of 8-foot by 16-foot landscape finger islands within the improved on-site parking lot area, pursuant to SCZ section 330-94(c). 7. A Special Review of Parking (PRS) to allow shared parking between the proposed five parcels.
