Applicant; Joe Freitas Jr. by Delmarter and Deifel Project: Zone change 21 and Tentative Parcel Map 10656; 1) A change in Zone classification from A (Exclusive Agriculture) to E 2 1/2 RS (Estate 2 1/2 acre minimum parcel size; Residential Suburban Combining) or a more restrictive district; and 2) Tentative Parcel Map to divide an 18.21 acre parcel into four 3.11 acre parcels and a 5.77 acre designated remainder. The site is designated RR (Rural Residential, 1 dwelling unit per 2 1/2 acres) by the Metropolitan Bakersfield 2010 General Plan. The proposed method of sewage disposal is individial septic system; potable water will be provided by individual water wells. Site access is from South Union Avenue and Curnow Road. South Union Avenue is designated a major highway alignment by the Circulation Element of the Metropolitan Bakersfield 2010 General Plan; Curnow Road is designated as a secondary highway alignment. The site is located within a Type "A" improvement area.
