The project site is located in the Chinatown neighborhood within a developed area of San Francisco. The site is presently occupied by an historic building used for recreation and residential uses owned by the project sponsor, who is proposing additions and renovations to the building for the same uses. The project site is located in a CR/NC (Chinatown Residential/Neighborhood Commercial) zoning district and a 65-A height and bulk district. Land uses in the project vicinity include a mix of residential and commercial (grocery, retail, restaurant, and office). The proposed project would require a Conditional Use authorization for (1) proposed heights above 35 feet (pursuant to Section 254 and 812.10 of the San Francisco Planning Code): (2) new construction on a site larger than 5,000 square feet (Sections 121.3 and 812.11 of the Planning Code): (3) a proposed street frontage longer than 50 feet (Sections 145.3 and 812.14 of the Planning Code): and (4) an outdoor activity area located other than at the front of the lot (Section 812.2 of the Planning Code).
Document Description
The proposed Chinatown YMCA Renovation and Building Addition Project is located at 855 Sacramento Street (Assessor's Block 2042, Lot 027) in the Chinatown neighborhood. The project site is located on the block bound by Sacramento Street to the north, Grant Avenue to the east, California Street to the South and Stockton Street to the west. The proposed project would include additions to and renovations of the existing YMCA to create a larger, integrated facility containing approximately 48,750 square feet (sf) of expanded recreation, community services and residential uses. The proposed project would include three elements: (1) extensive interior renovation of the existing three-story-over-basement/ground floor, 45-foot-tall, 25,950-sf building; (2) construction of a new three-story, approximately 39-foot 9-inch-tall, 19,350-sf east wing addition; and (3) construction of a new four-story, approximately 32-foot 4-inch-tall, 3,500-sf rear addition to the existing building along Sabin Place. The proposed project would result in a total of 25 residential hotel rooms, a new aquatic center, new wellness center and expanded community center.
