Document Description
The proposed project will consist of 83 residential units, including 72 residential loft units (with mezzanine and double height space), 11 flat residential units on the second floor, and 10,800 square feet of flexible space with a commercial/residential option on the ground floor of an approximately 175,000 square foot, 5-story building. The proposed building will be 62 feet in height at the street frontage roofline, with an additional 30-inch parapet. The building will step up to 70 feet, 9-inches in height in the middle of the building, with an additional 30-inch parapet. The 70 feet 9 inches height is the roofline of the fifth floor mezzanine. An elevator/staircase penthouse will rise ten feet above the fifth floor rooftop. The project will be served by approximately 126 on-site parking spaces (including some tandmen parking spaces). Two levels of parking are being proposed and consist of a basement parking level and a ground floor (podium) parking level. Access to the parking garage will be from Harrison and Alice Streets.
