Document Description
The project proposes to subdivide 8.7 acres into two single-family residential parcels, one with 4.1 gross acres and the other with 4.6 gross acres. One existing single-family residence and associated driveway and landscaping on the northern end of the property will remain on the smaller of the two lots. The majority of the property is undeveloped and supports Diegan coastal sage scrub. The parcels will be on septic, receive fire service from the North County Fire Protection District, and water service from the Fallbrook Utilities District. Access for the second parcel will be taken from the existing driveway off of Toyon Heights Road. A biological resources letter report was prepared and mitigation for coastal sage scrub will be required in order for the project to obtain a Habitat Loss Permit.
