Document Description
The proposed project includes a General Plan Amendment and Rezone to allow a Specific Plan for the subdivision of 39.7 acres into 102 single-family detached lots and three open space lots for a total of approximately 10 acres of open space. Because the project site is contiguous to the Santa Fe Hills Specific Plan Area, this project is proposing to expand the boundaries of the Santa Fe Hills Specific Plan but will establish specific standards for this project through the approval of a Specific Plan document. The General Plan Amendment is proposing a reconfiguration of the Open Space, however, the project density will conform with the existing density range of 4-6 dwelling units per acre (3.4-5.1 du/ac with the 85% density cap). The project is also proposing a rezone from R-1 to A-1 to Specific Plan Area.
