Document Description
The project consists of a request for approval of a zone change, hillside management, and Tentative Tract Map (TTM) applications for an existing 78.60 acre site located along the east side of Rancho Viejo Road north of Ortega Highway. The proposed tentative tract map application would create one-hundred and twentynine (129) single-family detached home lots. Lots would vary between about 7,681 and 23,661 square feet with an average lot size of 10,951 square feet. Residential lots would occupy 32.43 acres of the tract. Eight-one (81) lots would have a minimum lot size of 7,200 square feet and the remaining forty-eight lots would have a minimum lot size of 10,000 square feet. Open space lots would comprise 39.76 acres with private streets comprising 4.62 acres, and public streets comprising 1.79 acres. The project proposes a gross density of 1.64 dwelling units per acre. The project also proposes to underground a portion of an existing, San Diego Gas and Electric (SDG&E), high-voltage, transmission line which bisects the tract.
