Document Description
A Tentative Parcel Map proposing to divide a 19.32-acre site into four parcels ranging from 3.54 acres to 5.02 acres and a designated remainder of 2.09 acres for rural residential use. Development Variation to the Land Division ordinance to allow a 60 ft. wide on-site private access and two Limited Design Variations to allow double frontage lots and non-right angle and non-radial lot lines. The site is designated Map Code 5.5 (Residential) and 2.4 (Steep Slope) by the Kern County Year 2000 General Plan. The site is zoned E(1) RS MH (Estate residential, one acre) (Residential Suburban combing) and (Mobile Home combing) District. Domestic water is by individual well; sewage disposal by individual septic systems. Access is proposed from State Highway 558, Hart Flat exit via Hart Flat road to Clear Creek Road to the site. The site is not in an Alquist Priolo Special Study zone or a flood hazard zone.
