An application to approve a General Plan Amendment (GPA), Rezoning (Z), General Development Plan (PDG), Tentative Subdivision Map (SM), and Design Review (DR). In summary, the request is to develop an approximate 12.7-acre property made up of two lots, into a 60 single-family residential lot subdivision. The project is proposed to be within a gated community with private streets and three off-street parking lots. Additionally, the project site will include an approximate 6.4-acre lot, already encumbered by an open space easement for which no development is proposed. Most of the residential lots are proposed to be 3,000 square feet in size, with a few slightly larger. Primary access to the subdivision is proposed via an access easement from Sierra College Boulevard.
