Document Description
The project consists of a Planned Development, a Special Use, and Design and Coastal Permits for an exterior remodel and construction of a 26-room addition to an existing 163-room hotel and a variance to building height for the addition and modification of the existing roof. The addition consists of approximately 10,950 square feet that would be added as a 7-story addition to the front of the building with 4 rooms on the first six floors and 2 rooms on the top floor. Currently, the front of the existing hotel on West Cliff Drive is recessed about 14 feet from the remainder of the building for a distance of approximately 55 feet. The proposed expansion will fill this space and expand the building to the street by approximately 17 feet. The exterior remodel will be in a Spanish Colonial Revival style. In order to provide tiled roofs and architectural treatments, the building height will increase from approximately 66 feet to 73 feet at the midpoint of the roof. The project also requires approval of a heritage tree permit for removal of 5 redwood trees.
