The area proposed to be added to the existing redevelopment plan consists of vacant property, former Du Pont manufacturing plant, vineyard, retail and commercial uses. The property is zoned and designated by the general plan for heavy industrial, school/community center, marina, single family detached housing and agriculture uses.
Document Description
The Amendment will change the boundary of the existing Project Area to add additional property and additional public improvement projects to the Plan. The properties to be added total approximately 700 acres. The properties include the Du Pont Chemical Company property that totals approximately 463 acres and includes all of the property on which the plant facilities existed, the buffer area to the south of the plant and the wetlands area. The area to be added also includes 161 acres located east of Bridgehead Road between Main Street (Highway 4) and the Santa Fe Railroad right-of-way in vineyard production, the marina to the west of the Du Pont property fronting on Bridgehead Road, various deteriorated or undeveloped properties on the west side of Bridgehead Road north of Main Street, the Big Break Marina, industrial properties along Big Break Road to the east of the Du Pont site, the O'Hara school site and adjacent city owned property (proposed community center), commercial properties in the 5600 block of Highway 4, and selected underdeveloped commercial properties on Brownstone at Highway 4.
