Document Description
The project is a proposal to subdivide 28.8 acres into two (2) 9.11 acre parcels and one (1) 10.40 acre parcel. Access is proposed as a continuation of Bluff Drive off Comstock Road. The applicant proposes to widen and extend the existing access to current standards at the time of development of the newly created 9.11-acre lots. A drainage feature traverses the southeast corner of the property boundary. The proposed Parcel Map illustrates the area as non-buildable due to localized overflow hazard associated with hillside runoff. Drinking water will be supplied by an off site well and pressure system. Irrigation water s provided by the San Felipe Water system. Fire protection improvements will be will be required with this subdivision. Wastewater disposal will be from individual septic systems on each lot.
