General Plan: Industrial, Commercial; Zoning: M-G (Manufacturing-General ), M-P (Industrial Park), C-H (Highway Commercial); Existing Land Use: R&D/Industrial (Vacant).
The project applicant, Grace Ministries International, is proposing the development of the 26.5-acre site with a private high school (750 students), church sanctuary (3,287 seats) with offices, Sunday School, support services and conference center, wedding services, tea room (4,800 square feet) /restaurant, retail nursery (4,000 square feet), parking structure and up to 250 multiple-family residential dwelling units. The EIR also identifies a Reduced Intensity Alternative that is considered to be environmentally superior to the proposed project. This alternative, which will also be considered by the City, includes a 2,500 seat church with sanctuary, office, banquet, wedding and Sunday School facilities, a 500 student private high school and occupancy of the existing a 4 story Corporate Office Building by Grace Ministries International and other community and/or religious groups for administrative office purposes, with approximately 6,000 square feet of the building devoted to retail uses. This alternative deletes the tea house, retail nursery, parking structure and apartment components of the original project. Site development will be accomplished in several phases, with completion of the project anticipated from 2002 and through 2004.
