Document Description
The Project sponsor is requesting approval of a tentative subdivision map to subdivide 10.10 acres into 14 lots for single-family residential development. A waiver from the standard requirement for sidewalks is also being requested. Proposed lots range between 0.3 acres and 1.2 acres. The project would include construction on site of approximately 750 feet of new public roadway and utility improvements as necessary to serve each proposed lot. Off-site improvements would consist of minor concrete and pavement connection work at the intersection of the proposed road and Scenic Drive and the extension of a sanitary sewer main line approximately 800 feet through a neighboring public open-space area. Grading would be limited to the construction of the road at or near the natural grade and excavations necessary for utility lines. Proposed improvements would be constructed and all lots created in one phase. The project would also include as a mitigation requirement the relocation of an established pedestrian trail which currently bisects the site.
