Document Description
(1) A change in zone classification from A (Exclusive Agriculture) to E(1/4) or a more restrictive district; (2) A Vesting Tentative Tract Map 6035 to divide a 20.01 acre site into 41 lots each containing a minimum of 10,890 net square feet for single family residences with 1 sump lot for a total of 42 lots. Five Limited Design Variations to the Land Division Ordinance. The site is designated SR by the Western Rosedale Specific Plan. The site is within the A (Exclusive Agriculture) Zone District. The SR map code designation is an urban designation intended for single-family detached housing, typical of tract developments. The purpose of the E (Estate) District is to designate areas suitable for larger lot residential living environments. Water is proposed to be provided by the Vaughn Water Company and sewer by individual septic systems with installed dry sewer lines for ultimate connection in County Service Area 71 to the City of Bakersfield sewer. The site access is from Hageman Road, designated a major street alignment by the Western Rosedale Specific Plan on the northern boundary of the property with a new half width local street on the western boundary. The western boundary street is not proposed to connect with the existing Three Bars Street, but to end inside the subdivision.
