The project site currently supports a poultry farm formerly specializing in egg production. Chicken coop facilities are located at the southwest corner of the site. A majority of the central section of land supports cattle pasture. Stock pond as well as supporting wetland vegetation is located at the southwest portion of the site. Residence as well as stable/barn facilities are located at the southern portion of the site. The eastern boundary of the project site consists of steeply sloping hillsides dominated by rock outcrops and coastal sage scrub/chaparral vegetation communities. The Zoning on the property is A72, General Agricultural. The General Plan designation is (17) Estate Development.
Document Description
The project is the development of 96 single family detached homes. The property includes 245 acres, 98 of which will be preserved as open space. This 98 acres is located at the northern and eastern portions of the site. Of the remaining 147 acres, 96 lots would be located on pads ranging from 8,000 feet to 12,000 square feet per lot within the southeastern portion of the site. Each lot would be accessed through a publicly owned and maintained country road-style street system planned for implementation simultaneous with project development. Consistent with the County's 1 dwelling unit per 2 acres, animal husbandry activities will be prohibited. Future residents of Chocolate Mountain Ranch Estates will access the properties via Interstate 8. Dunbar Lane and Chocolate Summit Road. In order to support the addition of 96 single-family units, a new 2-lane street will be developed near the southwestern corner of the site. This 2,400 foot long access roadway will connect to Chocolate Summit Drive approximately 1,500 feet from the Chocolate Summit Drive/Dunbar Lane intersection.
