Document Description
The proposed project consists of approximately 110 market-rate, for sale housing units, 10,000 gross square feet of ground floor retail space, 105,000 gross square feet of office space and mechanical/support space, and approximately 290 parking spaces. The approximately 35,000-square-foot-site is occupied by a surface parking lot and two buildings, one of which would have to be acquired while both would need to be demolished. The new building will be approximately 194 feet tall. The proposed project includes 14 levels of aboveground use and one level of underground parking. Access to on-site parking would be from Second Street and Third Street. In the EIR, the applicant will also be studying an all office alternative, approximately 10,000 gsf of ground floor retail space, 226,000 gsf of office and mechanical/support space, and 315 parking spaces would be constructed. The all office building would be similar to the proposed project, no taller than 194 feet, and provide access to on-site parking from Second Street and Third Street. The all office project site would be about 31,250 square feet, and would not include acquisition or demolition of the building at 200 Broadway. The building at 228 Broadway would be demolished.
