Document Description
The proposed project involves a comprehensive plan to reuse 789.8 acres of land that has been used for oil and gas production for approximately 100 years. The proposed plan involves development of a master-planned community that combines residential, open space, recreational, public/institutional and commercial uses. The plan also incorporates continued operation of oil and gas production facilities. - 508.4 acres (64%) as open space and improved greenbelts and trails; - 191.2 acres (24%) to be developed for up to 914 residential units in up to 8 distinct neighborhoods; - 22.1 acres (3%) to be allocated to oil field related facilities, including the generation of more electrical energy than the project will demand, thereby creating a surplus of energy generation; - 7.1 acres (1%) to be developed as neighborhood parks; - 20.6 acres (2.5%) as collector streets; - 7.7 acres (1%) to be developed as a neighborhood convenience retail center; and - 32.7 acres (4%) of the site has been reserved for public use purposes.
