The project site consists of ~46.9 acres of agricultural land bordered by MacArthur Boulevard on the south, Bear Street on the east, Alton Avenue on the north, and institutional uses and Greenville Street on the west. The Land Use Element of the General Plan designates the site as Low Density Residential (LR-7), and the existing zoning is Specific Development-4 (SD-4). In 1977, the City adopted Ordinance No. NS-1362 providing specific development regulations for the project area. The site is not located within any adopted specific plan, redevelopment project area, or enterprise zone; however, the property has been identified as a District within the Urban Design Element of the General Plan.
Document Description
Proposed project is an amendment to the SD-4 Zoning District to reduce required side yard setbacks from 5-feet to 4-feet, increase maximum allowable lot coverage to exceed 50-percent coverage, to allow churches as a permitted use, to increase maximum density to 6.5 dwelling units per acre and to allow an increase in the maximum height from 35-feet to 150-feet.
