The Land Use Element of the General Plan designates the site as Low Density Residential (LR-7), and the existing zoning is Specific Development-4 (SD-4). In 1977, the City adopted Ordinance No. NS-1362 providing specific development regulations for the project area. The site is not located within any adopted specific plan, redevelopment project area, or enterprise zone; however, the property has been identified as a District within the Urban Design Element of the General Plan.
Document Description
The City of Santa Ana has prepared a Draft EIR on the proposed Armstrong Ranch Development Project. The proposed project involves the development on 46.9 acres of farmland known as the Armstrong Ranch. Development would include 156 single-family dwellings, a 99,000-square-foot church facility, and related infrastructure and landscape improvements. The project site is currently used for cultivation of lima beans and is located in a primarily residential neighborhood in the City. Surrounding land uses include single-family and multi-family residential uses, a private elementary school, agricultural farmland, and church uses.
