Cluster Plan 2, Map 101-23, Vesting Tentative Tract Map 5966 to divide a 101.61 acre site, 397 lots ranging in size from 6,000 square feet to 12, 835 square feet for single family residences, with 2 landscape lots, 2 sump lots and 1 water well lot for a total of 402 lots. The CL (Cluster Combing District) allows for the creation of varied lot sizes with reduced set-backs and other deviations from the zoning ordinance in conjunction with the establishment of enhanced neighborhood amenities. The project proposes improvements to the existing park, enhanced landscaping, walkways and benches on the interior and a bus shelter. Water by Vaughn Water Company, sewer by the City of Bakersfield. Access is from Jewetta Avenue on the east. The City of Bakersfield limits are adjacent to the site on the north.
