Document Description
The project involves the subdivision of a 228.22-acre parcel of land into residential and open spaces. The proposed project encompasses 19.4 acres that will consist of 18 single-family lots, an 8.8 acre permanent open space lot, and a view park. The remaining portion of the parcel will encompass 208.82 acres. This remainder parcel is not proposed for development. The required approvals for the project include a master tentative tract map, indirect access variance, and a Zoning Ordinance variance from the City of Laguna Beach. The indirect access variance is required to extend a road to Ocean Vista Drive through an easement on private property. The Zoning Ordinance variance is required to allow the placement of structures within a City-designated Significant Watercourse. A coastal development permit from the California Coastal Commission will require to allow construction of the proposed project on the site. Coastal development permits for construction of each lot will also be required from the California Coastal Commission.
