General Plan Designation: Village Low Density 3-7 units per acre and Open/Space/Conservation. Zoning: R-1, Residential Low Density and Open Space/Conservation.
Document Description
Subdivision of a portion (approximately 19.4 acres) of an existing 228 acre parcel into 18 single-family residential lots, one view park and an 8.8 acre lot for open space. The subdivision will involve extending Driftwood Drive and construction of a new road to the east, thereby creating a loop-system road to Ocean Vista Drive. Grading of approximately 87, 600 cubic yards of cut and 54,800 cubic yards of fill for roads/access and lot pad development is proposed. The lots will be developed by individual buyers and will be subject to Design Review approval. Utilities including water, electricity and gas will be extended to the site. The project involves a request (Zoning Ordinance Amendment) to delete a portion of a mapped Significant Watercourse. The project is subject to California Coastal Commission approval (located in a "white-hole" area).
