Document Description
The proposed project consists of two (2) interrelated land use applications, all of which specifically concern the subject property: a. Vesting Tentative Tract Map; b. Preliminary Development Plan. The proposed project involves allowing the development of a 29-unit Planned Unit Development of Townhomes on two existing parcels totaling 3.9 acres. The project would therefore feature a residential density of 7.4 units per acre. The project involves 38,876 square feet (0.9 acre) of total habitable living area and 11,128 feet (0.25 acre) of total garage/storage space (refer to Figure 3, Site Plan). The total building footprint would be 22,457 square feet (0.5 acre), which would represent approximately 13.2% of the site. The proposed residential units would be clustered in the gently sloping southern and steeper central portion of the site.

The site is situated on a hillside approxiamtely 150 feet west of Central Avenue, and approximately 300 feet west of Avenue of the Flags, in the northern portion of the City. The 3.9 acre site is comprised of two parcels, including APN 099-300-06 (2.4 acres) and APN 099-470-48 (1.5 acres).
