Document Description
Modification to the Development Plan for Parcel Map 3026 (PMS-70-90) to permit the remodel of an existing single family dwelling. The remodel will increase the building footprint 630 square feet over the 500 allowance permitted by the County's Open Space regulations for existing structures located within the Streamside Management Area buffer for Essex Gulch Creek. The applicant seeks a reduction of the SMA width in the area of the building addition to be off-set by revegetation of an approximate 3,200 square foot area surrounding the residence that was previously converted to lawn. The additional building footprint will not result in the removal of any riparian vegetation and the enhanced riparian buffer strip will expand the natural vegetation between the house and sensitive resource area.
