Document Description
This is a request to subdivide 435 acres into 169 primarily 2-acre minimum residential lots. Approximately 15 acres on the western boundary of the site require 4-acre minimum lots. Currently, the project property is covered by citrus groves on the eastern portion and native vegetation on the western portion. Much of the native vegetation will be preserved in open space and most of the citrus groves are proposed to be preserved on residential lots. The site is located within the Valley Center Community Plan. The entire project area is subject to the Estate Development Area Regional Category and the (17) Estate Land Use Designation. The project also includes a rezone application that will simply move a zone line that currently splits proposed lots, but does not propose to change the minimum allowable lot size. The zoning on both sides of the zone line is for two acre minimum lots.
