Document Description
The applicant proposes to construct a 188,592 square foot mixed use development on the site, with 23,036 square feet of retail uses and 165,556 square feet of office use. A site plan of proposed development is shown on Figure 5. The project site covers a two block area north of Donohoe Street, between Cooley Avenue and University Avenue, and is bisected by Capitol Avenue (refer to Figure 5). The project will construct two separate buildings, one on the block west of Capitol Avenue and one on the block east of Capitol Avenue. Retail uses will be located on the first floor street frontages. Office uses will be on the fourth, fifth and sixth floors. A parking garage will be incorporated into the buildings on the basement, first, second and third floors. The southerly portion of Capitol Avenue through the site would be closed to through traffic. This portion of Capitol Avenue would become a landscaped plaza entrance to both the garages and building lobbies. The project would construct an access driveway on the northern boundary of the site between University and Capitol Avenues. This access driveway would provide a second entry point to the western buildings garage and provide access to the residential portion of Capitol Avenue. Secondary access to the eastern building garage would be provided on Cooley Avenue.
