Document Description
The proposed project is a Commercial Shopping Center on 24-acres. Implementation of the project will further the objectives of the Sierra Vista Redevelopment Project, which was adopted by the City in June 1986. The Sierra Vista Redevelopment Project Area encompasses the entire stretch of the I-10 Freeway that runs through the City of Baldwin Park, as well as a noncontiguous area next to the Central Business District. The site includes all parcels bounded by the I-10 Freeway to the south, Big Dalton Avenue to the northwest, Merced Avenue to the northeast, and Puente Avenue to the southeast. Big Dalton Avenue and Merced Avenue will provide primary access to the project site. The project entails the development of a Commercial Shopping Center facility. The project will consist of a "Major" commercial tenant totaling 22,956 square feet of miscellaneous shops, four restaurant pads (including two drive-thrus) totaling 21,900 square feet, and a 0.57-acre gas station facility. In addition, the facility will include 1,433 parking spaces. Implementation of the proposed project will result in a total of 257,831 square feet being developed on 24-acres in the City's Freeway Commercial (F-C) zone.
