Document Description
(a) Amend the Metropolitan Bakersfield 2010 General Plan from Map Code(s) R-EA to RR or more restricted map code designation for an area of approximately 35 acres; (b) A change in zone classification from A to E, RS; (c) Exclusionof approximately 199.25 acres from the boundaries of an Agricultural Preserve; (d) A Vesting Tentative Tract Map proposing to create 43 residential lots. The project site consists of approximately 199.25 acres of undeveloped property located north and east of Round Mountain Road, north of Kern River and east of Bakersfield. The requested action includes a General Plan Amendment to change the designation of an approximate 40-acre area from agricultural use to rural residential use, a zone change for the entire 199.25-acre parcel to allow rural residential uses, an exclusion of property from Agricultural Preserve No. 14, and a vesting tentative tract map that will subdivide the property into a maximum of 43 residential lots ranging from 2.69 acres (gross) to 7.13 acres (gross) in size. Access to the site is from Round Mountain Road (County Road 716). Sewer service is to be provided by private septic system, and water is proposed to be provided by individual private wells.
