Document Description
The amendment proposed by the PCDC would add approximately 126 acres to the existing 98-acre CBD Project Area. As shown in Exhibit A in the attached Initial Study, the proposed added acreage is located in two areas, to the west and east of the Existing Area. The western portion of the Added Area is generally bounded by Union Street, Western Avenue, Howard Street, and Liberty Street. The eastern portion of the Added Area is generally bounded by D Street, McNear Avenue, the Northwest Pacific Railroad, and Petaluma Boulevard (the western portion does not include the McNear Peninsula or McNear Channel). The project area amendment includes existing vacant, developed and underutilized properties primarily located south of "D" Street and east of Petaluma Boulevard South to the Northwestern Pacific Railroad mainline. The area is urbanized and includes a mix of single and multi-family residential, retail commercial and industrial uses. The proposed expansion area to the west of the existing project area boundary, between Liberty Street and Howard Street is a mix of single and multi-family residential, office and neighborhood serving retail.
