Currently, the project site is comprised of 14 detached structures and parking areas that cover three-square blocks. The structures are one-story and are primarily utilized as office space. The majority of the project site is occupied by Caltrans. The site is owned by the State of California. The site is located within the Old Town Planned District. The site is zoned as Public Property (Parking) and Commercial-Oriented Visitor. According to the Old Town Community Plan, the project site is designated Parking/Parks (P/P) and Hotel/Office/Retail.

Document Description
The proposed project will consist of development of a consolidated office facility that will have approximately 301,000 gross square feet of new office space, house 956 Caltrans employees, and provide 815 parking spaces on 11 acres. The proposed facility will consolidate existing Caltrans functions currently found at several locations in the project vicinity. Approximately 860 employees are currently located at the existing facility immediately southeast of Taylor Street on Juan Street in the community of Old Town. The new complex will consist of three office buildings, a central plant building, and a vehicle light maintenance facility. The three buildings will range from two to five stories in height. The project also incorporates landscaping and outdoor plaza areas.
