Document Description
The project is a re-submittal of a previously approved/expired map TPM 20433. The project proposes a minor subdivision of 13.11 acres into four lots and a Remainder Parcel. Lots will range in size from 2.0 acres to 4.0 acres. Future residences on these lots will be served by the local water district and will rely on on-site sewage disposal systems. All of the lots will have access from a private cul-de-sac road off of Winterwarm Road. The existing driveway access to the remainder parcel will be removed and a new 16-foot wide AC improved driveway will extend off the cul-de-sac road. The existing second dwelling unit located on the remainder parcel will be converted to a use allowed by the zoning ordinance. Three easements will be dedicated as part of the project. One easement is a Biological Open Space easement to protect southern coast live oak riparian forest that lines a ravine to the south of the project site. A Fire Clearing easement will be dedicated alongside the Biological Open Space easement to prevent additional fire clearing in the riparian forest. Steep Slope easements are also proposed over portions of the northern boundaries of the project site.
