The General Plan requires a minimum gross parcel size of 2 acres based on average slope. The current zone is RR.5 Rural Residential, which requires a net minimum lot size of 2 acres. The proposed project is subject to the policies of the San Dieguito Community Plan.
Document Description
The project proposes a minor subdivision of 9.92 acres into three parcels. The proposed lot sizes would range from 2.1 acres net to 4.1 acres net. The lots will receive sewer service from the Rancho Santa Fe CSD and water service from the Olivenhain Municipal Water District. Access to the project site is by Via De Las Flores. As part of the project, an HLP must be obtained and 6.6 acres of Coastal sage scrub must be purchased off site.
