The proposed project is subject to the Regional Land Use Policy 1. 3 Estate Development Area (EDA) and General Plan designation of (17) Estate Residential use. The General Plan requires a minimum gross parcel size of 2 acres based on average slope. The current zone is RR.5 Rural Residential, which requires a net minimum lot size of 2 acres. The proposed project is subject to the policies of the San Dieguito Community Plan.
The project proposes a minor subdivision of 9. 92 acres into three parcels. The proposed lot sizes would range from 2. 1 acres net to 4. 1 acres net.
