The entire parcel supports coastal sage scrub habitat. Natural vegetation surrounds the parcel with the valley floor to the north and east and foothills to the south and west. Gopher Canyon Road is north of the project. The proposed project is subject to the Regional Land Use Element Policy 2.4 Non-Urban Residential and General Plan Land Use Designation (18) Multiple Rural Use. The current zone is A-70 Use Regulation which requires a net minimum lot size of 4 acres and a maximum density of 0.25 dwelling unit per acre.
Document Description
The project proposes to subdivide 26.88 acres into four parcels for future single family residential uses with net parcel sizes of 6.85 acres, 8.43 acres, and 4.00 acres. 22.5 acres of the site is dominated by coastal sage scrub vegetation and the remainder has been disturbed by grading and cleaning. A total of 13.7 acres of biological open space is designated to be preserved on-site. A habitat Loss Permit will be required.
