Document Description
The project is a proposal for a Tentative Map, Rezone, and minor amendment to the 1973 Pala Mesa Private Development Plan (PDP) for the subdivision of the 85.9-acre parcel into 197 residential lots. The current proposal includes the development of residential lots, two parks, a 19.7-acre permanent open space area, and 11 private street lots. Lots would range in size from 6,000 square feet to 25,000 square feet. In addition, the PDP amendment and rezone would eliminate multi-family uses and a swimming pool facility within the site, and change the residential density from variable 1, 3, 4, and 7 dwelling units per acre to single-family residential at 4 dwelling units per acre across the site.
