Document Description
This project proposes construction of a one-story addition to an existing 3-story, 146-room hotel located at 1250 Bayshore Highway. The proposal includes converting six existing hotel guest rooms (2,143 SF) and infilling between the existing hotel and the freestanding restaurant on the site. The converted and new square footage would be used to add an exercise room, meeting rooms, restrooms, and a 1386 SF lap pool/exercise area. The proposed ground floor addition totals, 5,602 SF. Currently, both sides of Easton Creek and the shoreline are protected by concrete rip-rap, the top of which is approximately 8 feet above MSL. Groups of trees grow along the bay side top of bank. The applicant is proposing to construct a sea wall at the property line along the bay shoreline, which will also serve as a retaining wall to raise the new public access pathway to an elevation 10 feet above MSL. The property line is 3' to 20' inboard of the 5' MSL line. The sea wall could provide erosion control along the shoreline, for the public access pathway, and for the development on site in the event of continued erosion along the adjacent shore. The outlet of Easton Creek, which drains the coastal hills, borders one side of the site. The proposed sea wall extends approximately 280' along the rear property line adjacent to San Francisco Bay, from the northwest corner of the lot to edge of Easton creek, where it will tie into the existing creek bank. The sea wall is approximately 12 inches thick and extends approximately eight feet below the new grade elevation (elevation 10 feet above MSL). As proposed, the sea wall does not extend above the fill which will be placed on the landward side. The toe of the wall will extend approximately 3'-6" under the fill.
