Document Description
The project proposes a change in the General Plan land use designation from Medium Density Residential (6.5-10 units/acre) to Thoroughfare Commercial and a corresponding rezoning from R-1-6, Single Family Residential to P, Planned District for the purpose of developing a mini-warehouse with caretaker unit. A Preliminary Grading Plan accompanies these applications and addresses on site grading. The mini warehouse portion of the development totals 22,679 square feet. In addition, the proposal includes a 2,170 square foot caretaker unit, a 217 square foot office area within four two-story buildings. Five district (marked) parking spaces are provided. Approximately 28.7% of the site will be landscaped. The project also includes a General Plan Amendment and Rezoning for the adjoining two parcels totaling approximately 0.35 acres. The first site (0.26 acres) is currently occupied by Dave's Foreign Auto Repair Shop (a former service station) and the second site (0.26 acres) is a vacant landlocked parcel owned by AT&T.
