Document Description
The proposed project consists of the development and intensification of a 25.6 acre project site with commercial/retail, office, and restaurant uses and associated surface parking and landscape areas. Lowe's Home Improvement Warehouse proposes development on the 11.6-acre eastern portion of the project site, which currently contains the former Rancho View School and associated uses. The eastern portion of the proposed project will include a 159,300 square foot retail warehouse facility, and a 9,000 square foot restaurant pad, with parking and access driveways. In order to throughly assess potential environmental impacts that would result from development proposed on the 11.6-acre Rancho View School property, City Staff has requested that the environmental analysis include the potential future development on 6.3 acres located at the northeast corner of Beach Boulevard and Warner Avenue (western portion of the project site), and the existing 7.7 acre Ocean View School District Bus and Maintenance Facility. The western portion of the project site anticipates development of 43,825 square feet of retail/commercial and office development, and removal of 10,700 square feet of existing residential uses. Currently, there is approximately 30,575 square feet of existing retail/commercial, restaurant and office uses. Based in the conceptual project data provided by the City, an increase of approximately 43,825 square feet of building area would occur on the western portion of the project site. Total square footage for the proposed project at buildout is 242,700 square feet.
