Alternative A of the Segerstrom Home Ranch project allows for the phased development of a 308,000 square-foot IKEA home furnishings store on 17.2 acres (southeast corner of Harbor Boulevard and South Coast Drive); 791,050 square feet of office and office-related uses on 45.4 acres (south of South Coast Drive); 252,648 square feet of industrial park uses on 14.5 acres (north of South Coast Drive and west of Susan Street); and 192 medium-density, for-sale residential units on 16 acres (south of Sunflower and east of Susan Street).
