Document Description
The project is an amendment to the Land Use Element of the Metropolitan Bakersfield 2010 General Plan along with a concurrent zone change. The proposed Land Use Element Amendment consists of converting the project site to General Commercial from Office Commercial. The zone change includes converting the site to Regional Commercial from Professional and Administrative Office. The project also involves an Amendment to the Kern River Plan Element to 6.2 (General Commercial) from 6.25 (Office Commercial). The proposed project includes the development of the 32.89-acre project site with 334,323 square feet of commercial retail uses such as retail shops and restaurants, and potential office and lodging uses. Buildout of the project is proposed to occur over 20 years. The project will be generally developed in two phases with half of the project (167,162 square feet) built out by the year 2010 and full project buildout occurring in the year 2020.
