The project area is generally identified as a rapidly developing area. Existing residences are to the southwest and southeast. Immediately to the east is a three-story office building. To the north and northwest is the Kern River. To the west is vacant land of which approximately 15 acres is designated general commercial and zoned C-2. Approximately 29 acres is zoned open space and is owned by the City, which will be the site of a regional park. The terrain of the surrounding area is relatively flat.
Document Description
The project involves an amendment to the Land Use Element along with a concurrent zone change for an approximately 40-acre site located in the southwest portion of the City of Bakersfield. The proposed Land Use amendment consists of converting the project site to GC (General Commercial) from OC (Office Commercial). The zone change includes converting the site to regional commercial (C-2) from professional and administrative office (C-O). The project also involves an amendment to the Kern River Plan Element to 6.2 (General Commercial) from 6.25 (Office Commercial) designation.
