Planning Area 40 (PA 40), Cypress Village - The Project site consists of three parcels bisected by State Route (SR)-133. The western portion of the Project site is bound by the planned future Marine Way alignment to the north-northeast, the SR-133 overpass to the east, and I-5 to the west. The eastern portion of the Project site (7000 Marine Way), is bound by the existing permanent Marine Way alignment to the north-northeast, the future alignment of Ridge Valley to the southeast, and the SR-133 overpass to the west.
