Document Description
Pulte Homes Corporation is proposing a land subdivision and development of 260 single-family detatched homes on approximately 69 acres of rolling, mostly brushcovered and undeveloped land in unincorporated territory within San Diego County. The project site is located east of the San Elijo Ranch project area, adjacent to the southern border of the City of San Marcos. Private residential lots would have a minimum lot size of 4,500 square feet, and homes are currently planned to have an average floor area of 2,500 square feet. The proposed development plan includes realigning Questhaven Road through the site, abandonment of existing road and utility easements, and extension of water, sewer, storm drainage, power and telecommunications infrastructure to the project site from the San Elijo Hills development, currently under construction to the west. Along with 260 lots for single-family residential development, the proposed subdivision map includes three lots to be improved as neighborhood parks and one open space lot for the 7.5 acres that would remain in its current undeveloped condition. This project would not be developed until such time as sufficient street, utilities and public service improvements are completed and available at the project site.
